Before you travel, we visit, measure and photograph every property on your shortlist, and we open every door ourselves. We usually work with budgets from €1,000,000. If we are not the right fit for your search, we will tell you on the first call.

What it costs to buy

An estimate at the standard stamp duty rate; some buyers pay less. When you sign the promise of sale (the konvenju) you pay a 10% deposit — €100,000 here — which counts towards the price. Surveys, permits and financing are extra; your notary confirms the final figures. Our own fee is agreed in writing before we start and paid only when the sale completes — see our fees.

Buying from the US: your first questions.

Can Americans buy in Malta?
Yes. Buyers from outside the EU need a government purchase permit, called the AIP, unless the home is in one of a few approved developments (Special Designated Areas). We prepare the permit with your notary.
Is there an MLS?
No. Listings are spread across many agencies, and many good homes are never advertised at all. We search all of it for you.
How does buying work?
You agree a price and sign a promise of sale, called the konvenju, paying a 10% deposit. Your notary — in Malta, a public official who checks the title and records the sale — then does the legal checks, which take about three months. You sign the final deed and receive the keys.
What does it cost on top of the price?
Stamp duty (a government tax) of about 5%, the notary at 1–2%, and our fee, agreed in writing before we start and paid when you sign the final deed. If you plan to borrow, tell us early: Maltese mortgages for non-residents work differently from US ones.
